Hi, We're Chelsea & Kayla

We believe talking about book club and playdates will grow your real estate business faster than any just sold posts!

Between the baseball games, beach days, and “wait, what day is it?” moments — your marketing deserves a summer plan that doesn’t fall apart after week two.

In this episode, Chelsea and Kayla are breaking down how to stay visible (and sane) during the busiest, blurriest season of the year. They’re diving into what consistency looks like and how to keep showing up, even when your routine is out the window and your camera roll is 90% popsicles and pool floats.

You’ll learn how to strike a balance between savoring every moment and setting up systems that quietly work behind the scenes. Because when fall hits (and it will), you’ll be so glad you stayed in the game, without sacrificing any of that summer magic with your family and friends.

The Power of Atomic Habits for Real Estate Agents

If you’re anything like us, summer hits and suddenly your schedule is bananas. You might be adjusting to having your kids home from school all day, juggling summer showings, or just trying to squeeze in every backyard hang and beach day before fall. And somewhere between the sunscreen and the client calls, you think to yourself:

“I just wanted this summer to feel productive AND fun… without falling behind on everything.”

That’s exactly why we brought up one of our all-time favorite books in this episode: Atomic Habits by James Clear.

If you’ve read it, you know it’s full of golden nuggets of wisdom. But here’s one quote that hit home for us:

“The goal is not to read a book. The goal is to become a reader.”

So of course we’re connecting that to what we do: The goal isn’t just to post on Instagram.
The goal is to become a marketing girl. The kind of agent who shows up consistently, connects with her people, and does it without overthinking it all summer long.

Another gem we loved:

“Good habits make time your ally. Bad habits make time your enemy.”

Modern agent translation: If social media feels like it’s sucking your time, it probably is. But not because you’re posting too much; it’s because you’re scrolling, screenshotting, saving things you’ll never use, and experiencing information overload (we’ve been there!).

This summer, the goal is to build tiny habits that help us continue our marketing efforts without burning out. We’re going to give you tons of ideas for how to do that in this episode!

Summer might be crazy, but your habits will help you through. And the best part of all? You’ll be so glad you stuck with it come fall.

What Does Consistency Really Mean in Marketing?

Let’s talk about consistency, everyone’s favorite buzzword when it comes to marketing.

Kayla broke it down perfectly in the episode: Consistency doesn’t mean perfection. It doesn’t mean posting every single day, churning out reels on demand, or being glued to Canva.

Real consistency means your actions and values are steady over time. You’re dependable. You’re showing up in a way that people come to expect and trust, even if it’s not flawless.

So before you beat yourself up for “not being consistent,” ask yourself: What am I actually trying to be consistent in?

Is it:

  • Posting 2–3 times per week?
  • Showing up in your stories daily?
  • Sending one email a month?
  • Staying visible and relevant even when life gets wild?

Consistency doesn’t look the same for everyone; you get to define what your version of it looks like.

Chelsea shared how her own version of consistency includes posting three times a week and showing up in stories daily, but with a system that makes it feel light. Like Marketing Therapy Thursdays. It’s the most work… but also the easiest day of the week to post, because it’s already decided. There’s no guesswork.

So here’s your permission slip:

You don’t have to do everything to be consistent. You just have to do the things you said you would.

Kayla reminded us how summer naturally feels different — longer days, lighter energy, more spontaneity (and maybe less structure). So instead of forcing a January-level routine into your July, ask yourself: What does consistency look like in THIS season of life?

How to Stay Consistent During the Summer — Without Missing Out on All the Fun

If you’re anything like Kayla, the shift from school-year structure to full house, full-time can feel like a total whiplash. One minute you’ve got seven hours of focused work time, and the next, everyone’s home, the kitchen’s never clean, and you’re trying to write an email with a Popsicle melting down your arm.

So what’s the answer? It’s not hustle harder. It’s not “grind through it.” It’s honoring your season and setting realistic goals that actually fit your summer life.

Maybe that weekly email becomes every-other-week. Maybe your big blog post turns into a quick Instagram caption. The key is shifting your expectations without checking out completely. You’re still showing up, you’re just doing it differently.

And while you’re at it, make your content seasonal!

Chelsea shared how she loves to “summer-ify” content. Like turning a simple showing story into a themed series: Scenes from My Summer Showings. Think: dreamy front porches, backyard gardens, lake views, or even that perfectly air-conditioned sunroom in the middle of a heatwave.

More ideas:

  • 5 Patio Drinks I Wait All Year to Order
  • My Summer Soundtrack in [City Name]
  • Summer Features Every Buyer is Obsessed With Right Now

These kinds of posts are shareable, relatable, and comfort-creator approved. And they subtly remind your audience that you’re not just a real estate agent; you’re a real person who knows and loves your community.

The Summer I Turned Local: Inside the Modern Agent Summer Challenge

We’ve officially named this season The Summer I Turned Local, and it’s not just a cute nod to our favorite binge-worthy beach series. It’s the entire vibe behind this summer’s content strategy inside Modern Agent Social Club.

We’re giving you a complete content plan with one core goal: grow your local following.

The kind of content we’re focusing on is:

  • Local-first
  • Connection-driven
  • Light, bingeable, and perfect for summer scrolling

You’ll still be dropping in those real estate reminders (of course), but they’re showing up alongside patio drinks, hometown favorites, and that neighborhood concert in the park.

Chelsea summed it up perfectly: “Everyone else is just as busy as you are in the summer. They don’t want a 100-step home selling checklist in July. They want to doom scroll Instagram before bed. So how can you be the account they look forward to seeing?”

Why ‘Document, Don’t Create’ Is Your Summer Marketing Superpower

Instead of sitting down and trying to craft content out of thin air, start documenting the things you’re already doing. That iced coffee on the way to your showing? Snap a pic. The sweet back patio view from your new listing? Grab a 10-second video clip.

Your kid’s dance recital, your favorite local boutique, your go-to lunch spot — these everyday moments are your marketing. You just have to start capturing them. Chelsea said it best:

“There’s no magic switch that turns you into a content creator. You just have to practice.”

Set a daily alarm on your phone. When it goes off, take one photo and one quick video of whatever you’re doing. It’s that simple.

And here’s the beauty of it: documenting makes your content uncopyable. No one else has your exact life, your family, your favorite spots, or your client stories.

And if you’re really ready to go all-in, Kayla dropped a killer idea: take one day this summer and batch all your content. Just go to your favorite local spots with a friend (or your teenager!) and capture everything. Iced coffee, cute sidewalks, your “for sale” signs in the trunk… By the end of the day, you’ve got a full summer of content ready to roll.

Like James Clear says,

“We don’t rise to the level of our goals. We fall to the level of our systems.”

So build a system — whether it’s a timer, a content day, or a weekly theme — and stick with it.

Are You Overplanning Your Marketing?

Raise your hand if this sounds familiar: your brain is a Type A planner, but your lifestyle feels very Type B chaos. Chelsea described herself as having the checklist-loving mindset of a Type A, but running on a Type B operating system.

If you’re the Type A girl who wants her whole summer content calendar color-coded and prepped by May 1st, here’s your permission slip to loosen up.

And if you’re Type B and you’re just winging it every week, maybe this is the season to sprinkle in just a little structure.

When we overplan, we often lose the magic. You know how you can spend hours cooking a fancy dinner and it turns out just…fine? But then you order pizza last-minute with friends and it’s the best night ever?

Same goes for content. The real connection doesn’t always live inside a perfectly prepped Canva graphic. It lives in the quick photo, the mirror selfie, the “here’s what’s on my agenda this week” caption.

Your people aren’t watching you under a microscope — they’re just glad to hear from you.

Build a Summer Marketing Plan You’ll Actually Stick To

Start by writing your bare minimum checklist. Seriously, grab your Notes app or a sticky note and ask yourself: What are the non-negotiables that I know I can actually stick to this summer?

It might look like:

  • Posting 1–2x a week (not five!)
  • Showing up on stories a few times a week
  • Sending one email a month, even if it’s just plain text with a photo of your week

Kayla shared her favorite way to check in with summer goals: ask yourself how you want your summer to feel, and how you want fall to feel, too.

Draw a Venn diagram: On one side, you’ve got the memory-making, porch-sitting, poolside-reading summer. On the other, you’ve got the version of you who steps into fall with momentum and clients in the pipeline.

That little overlap in the middle is your sweet spot.

And let’s not forget, this is also a chance to evaluate what’s not working. Are you spending hours creating Instagram posts that barely move the needle? Maybe you don’t need five graphics a week—maybe you just need one post that connects. Less but better is the summer strategy we’re here for.

If you need a little motivation, create a “Come Back to Later” list. That way, you’re not losing your genius ideas—you’re just putting them on pause so you can focus on what really matters right now.

Keep it light. Keep it real. Keep it moving. That’s a plan we can actually stick to.

Easy Summer Content Ideas

At the end of the episode, Chelsea and Kayla shared a few of their favorite summer content ideas:

1. “This is Your Sign to Move to [City Name] This Summer”
Start a little series that shows off the best of your town during the summer months. One clip per day. Bonus if you title them like: “Part 1,” “Day 3,” or “My Friday Rec.” It gives people a reason to keep watching.

2. My Patio Turned Office
Whether you’re working from your porch, your sunroom, or your local iced-coffee hangout, show where the magic happens. Share behind-the-scenes peeks at your to-do list, client wins, or even what podcast you’re listening to while you sip that cold brew.

3. My Summer Soundtrack
A no-trending-audio-style reel with scenes from your showings, client coffee meetups, farmers markets, and more.

4. Scenes From My Summer Showings
Share one moment from your showing each week — bonus points if it screams summer. A dreamy backyard. A lemonade stand in the neighborhood. Or just the bliss of functioning A/C in a heatwave.

5. What We Do Every [Insert Day]
Whether it’s your family’s Saturday hike, Taco Tuesday tradition, or Friday happy hour at your go-to spot, let your audience peek into your weekly rhythm. It’s relatable and it builds that “I feel like I know her” connection.

And remember: repeat them! This isn’t a one-and-done. These kinds of mini-series are designed to be reused, expanded, and customized all summer long. No one’s going to get bored. If anything, they’ll be waiting for the next one.
