Know Exactly Who They’re Talking To (And Say It Out Loud)

Most agents are afraid to get specific. They think if they talk directly to first-time buyers, or move-up buyers, or a certain kind of client, they’ll repel everyone else.

The agents actually generating leads do the opposite. They get so dialed in that a stranger could scroll their feed for thirty seconds and know exactly who to send their way.

When your content clearly speaks to a certain kind of person, people can describe you to their friends. “She helps people find their first home.” “She’s the one who knows every beach town listing.” Vague content gets you nothing to say about. Specific content gives people a reason to send you a name.

Be Local, and Actually Bring It to Social

Here’s where it gets fun, and where most agents quietly let themselves off the hook. “I don’t have a cute beach town. I have a Dollar General.”

Doesn’t matter. Local isn’t about your zip code being aesthetic. It’s about noticing your actual life.

One agent documented herself finishing a book on her couch, old oak cabinets and all, dog jumping up mid-scene, drink stirred with a straw. Nothing about that house was Pinterest-worthy. The moment was romanticized anyway, because she paid attention to it.

That’s the skill. Not a nicer house. Noticing. A Jeep ride through the middle of nowhere becomes a photo worth posting the second you frame the sky just right and let a little bit of the Jeep peek in. Flowers from a stand at the end of someone’s driveway become a story. A farm market smoothie order becomes the reason a shop owner knows your name, which becomes the reason a future client trusts you before you’ve ever met.

Pick one local thing to actually do this week. A hike. Takeout instead of delivery. A stop you’d normally drive past. Then notice it enough to bring it online.

The Power of Our Own Photos, Not Stock Ones

Scrolling Instagram for inspiration wastes more time than it saves. Scrolling your own camera roll is where the real content lives.

People aren’t following faceless accounts anymore. They want to see who’s actually behind the posts. A real photo of you in your car, your outfit, your coffee cup catching the morning light, does more for your brand than any polished, generic graphic ever will. That means your own photos. Your own b-roll. Not stock. Not borrowed inspiration from someone else’s grid.

It’s easier than it sounds once you’re already doing the first two things on this list. Once you know who you’re talking to, and you’ve started noticing your local life, you naturally start wanting proof of it. A coffee cup catching morning light in your front seat. A mirror selfie before you walk out the door. These aren’t professional shoots. They’re two-minute moments, captured because you were paying attention.

Document the Behind-the-Scenses of Your Business

This is the piece that builds trust professionally, once the last two have already built connection personally.

Think through every part of your buyer and seller experience. The laptop open to the buyer guide you send new clients. The Zoom call before your people log on. The coffee shop where most of your consults happen. Each of those, captured consistently, becomes content that shows what it’s actually like to work with you, instead of just telling people you’re good at your job.

This is where trust gets built.

Every agent in your market has access to the same listings, the same data, the same lenders. Your personality is the one thing nobody else can copy.

You don’t need a dramatic story. You need repetition. Pick a handful of things about you, real ones, and bring them to life on social on repeat. You just have to stop hiding the parts of you that already make you memorable. The thing you talk about at every dinner. The hobby you can’t stop mentioning. The small, specific details that make you feel like a real person and not just another name on a sign.

That is what will make you the neon pink in the sea of gray.
