Growing your real estate business today doesn’t require a networking event or spending your entire weekends holding open houses. It doesn’t even require taking a shower or moving from the couch! Thank you, iPhone and social media! Now I will admit, it’s easier said than done which is why social media requires a combination of intention and strategy.

What does it mean to be intentional on social media? It simply means that the activities you lean into should have a specific goal or objective. 

Whether your goal is to grow your following with people in your community, stay top of mind with your sphere, grow your email list, or build relationships, there are specific actions you can take on social media that tie to each of those goals. 

Being intentional helps you determine what is worth your time on social media. Creating hilarious lip sync reels that other agents think are funny might not make the cut when you realize your top goal is to build your email list with people that actually live where you sell real estate! 

Here are 5 intentional strategies you can implement to grow your real estate business from your couch today! 

1 – Intention: Stay top of mind with your sphere – Share behind the scenes stories

Stories are like the guac to your chips (aka your chips aren’t nearly as good without it just like your Instagram isn’t nearly as good without an active story). Sharing behind the scenes of your real estate life and personal life in your stories everyday will help take your account from “just another real estate agent” to the real estate agent who… fill in the blank with what someone will get when you start sharing behind the scenes. 

To get started and strategic with sharing more behind the scenes in your stories, try scheduling an “all in day”. This is where you snap a photo or video clip every hour of the day to document what you’re up to! This will help force you to share behind the scenes of both your business and your life.

For your first “all in day”, you can just snap photos in your camera app and wait to post them if you feel like you need more of a trial run before you tap “add to story”. 

This will help you incorporate things you might never think to share like a car selfie after you pick up coffees for your buyers, the book you’re reading to improve your negotiation skills, the podcast you have on while you’re on your way to a home inspection, behind the scenes of the home inspection and more!

Stories are the easiest way to show the human behind the for sale sign and yes, you can post these from the comfort of your couch if you didn’t share them in real time!

2 – Intention: Build (and nurture) Relationships – Engage with your followers and find new people to connect with

This is the “social” in social media that so many people tend to forget! Here’s what to do to consistently build relationships on social media

First, socialize with your current followers (aka nurture relationships with your current community)! Set a timer for 30 minutes and start socializing. For the first 15 minutes, scroll through your followers’ stories and reply to the ones you can relate to, you think are cute, funny, etc. For the next 15 minutes, scroll through your feed and comment on your followers’ posts. Try to leave a conversational comment (the kind someone can reply to).

Now, let’s talk about finding new people to connect with (this is where you’re intentionally building new relationships). You can search local hashtags to find people in your local city. Pro Tip: Search for other local businesses and business owners. This could include #citynameblogger, #citynamephotographer #cityname #citynamehome. When you find an account you like and truly want to connect with, tap “follow” and then engage with them via their stories and or leave a comment on a post or two. 

Social media is not a presentation, it’s a two way conversation and a place to build connections and relationships. Get to know your people and give them the same engagement you hope for in return. 

This is the ultimate form of networking from the couch!

3 – Intention: Stop their scroll – Plan new content

New month, new content. How are you going to show up this month? What time of year is it? What holidays are happening? What are people thinking about? How can you talk about real estate but make it fun and relevant? Start mapping out your month ahead on the calendar. 4 – Intention: Get more eyeballs on your business and drive more people to social media – Email your list

Send an email to your database! Customize it with a funny story about real estate life and add in pictures to make it more personal such as a picture of the champagne bottles strapped into the seatbelt of your car on the way to closing! Your goal should be to be HUMAN in your emails. Let your people see the real you, not a real estate robot. The more the email seems like you are the one actually writing it, the more likely they are to click “open”. 

This is also a great way to drive people back to your Instagram (I call this looping content). Not every follower on Instagram or friend on Facebook is seeing everything you do and post (not even your biggest fans). If you have a great piece of content about your local market, a post about upcoming local events, or a helpful reel, link it in your email to drive your database to your social media. This allows them to see you in action in more than one location while also making sure the great content you’re sharing is getting seen!

5 – Intention: Connect with more people in your community – Get local

LOCATION, LOCATION LOCATION – it’s important in real estate and on social media! If you want to connect with more people in your community, share more local content! People aren’t just buying houses, they’re buying the location and the city they are going to be living in! Be the local expert and share everything you know about where you sell houses. This will not only put you in front of more people in your community, it will also make you the expert on all things local!

You can share local events and activities, businesses and business owners, restaurants and favorite places, parks and neighborhoods, the options are truly endless! Not only will sharing more local help you connect with more people in your community, it will help break up your real estate specific content to give people in your area more reasons to follow you. Whether they’re in the market to buy and sell today or not, they can always refer you to someone they know who is! So why not bring more eyeballs (and more followers) over to your account?
